On Tuesday, October 4, I completed all of the items you suggested (replaced carpet, removed roof stains, staged room over garage as a second master bedroom suite, and rearranged other furniture as you recommended).

The first potential buyer after making these changes came through the house at 11:30 am Thursday morning and submitted a non-contingent contract offer very close to our asking price!
